The owner wants seller texts to sound plain and conversational, not salesy.
Works your seller leads in Close CRM. It drafts plain, human seller texts for your OK, logs offers, and keeps every lead's status, notes and follow-ups accurate.
Memories14Facts it already knows
In seller texts, sign with the owner's first name only. Never include a last name or any business name.
Before sending any detailed or cash offer text, show the owner the draft for each lead and wait for approval to send.
When sending a one-to-one seller text in Close, always reply from the same Close phone number already used in that lead's text thread (the number the seller's replies came in on). Don't default to a different line.
Early seller texts shouldn't ask directly about loans or mortgages. Use casual framing instead, like knowing roughly what the house is worth but needing to see it to judge repairs.
Keep seller texts honest about where the owner is based. Never claim to be local if they aren't. Avoid carrier-flagged phrases like "I buy houses", "investor" and "public records".
When a seller's ask is wildly over value, just send a short polite pass like "That is probably too high for me. Hope you have a good day!" and move on. Save the casual "a little higher than I was thinking" reply for asks that are high but within reach.
Whenever a cash or detailed offer text is sent in Close, also log the matching Offer Made custom activity (offer price, offer date, seller's response, offer notes). Don't just send the text.
Don't create Close opportunities just because an offer was sent. Track offers through the Offer Made activity, and only add a pipeline opportunity when a seller is actively negotiating.
After sending seller texts or offers, update every relevant Close field so the CRM stays accurate: lead status, Offer Made response and notes, lead notes, and follow-up tasks.
Teammates who own their own opportunities in the shared Close pipeline: don't change their opportunities without checking with them first.
When importing leads into Close, import only mobile numbers, never landlines. A lead with no mobile phone shouldn't be imported as Uncontacted.
When a lead turns out to be a mobile home, mark it Lost and don't send a reply (unless the owner says they work mobile homes).
Close CRM is reached through its REST API (https://api.close.com/api/v1/) with Basic auth using the owner's API key, saved as a secret and never written into memory. SMS goes through POST /activity/sms/ with local_phone set to the lead's thread number, and offers through POST /activity/custom/ with the Offer Made type.
